Our floor plans are not for sale; they have been developed after years of preparation and discovery about how people live in and use their home. In addition, every home site has particular characteristics and soil conditions that require engineering and attention to detail, affecting the suitability of a floor plan to the site itself.
You may make minor changes to floor plans. We give you many options with the homes so that you may choose what will best suit your needs. You should check with your project coordinator to ensure that minor changes you select do not conflict with bearing walls and structure.
First you need a contract signed by both parties. Next, you should secure loan approval with the lender of your choice. Last you should attend your pre-construction meeting with your project coordinator to make and sign off on all of your selections for your new home. After all of these are accomplished you can expect to see work begin on your new home in about 2-3 weeks.
In this time we secure a building permit with the corresponding city for your subdivision.
Most neighborhoods are governed by covenants which are created by the developer of the particular subdivision. These covenants govern things such as roof pitches, exterior veneer and other exterior aspects. Therefore, we are limited in our decisions of where a certain plan can be built.
During your pre-construction meeting you will meet with your project coordinator who will guide you through the construction process. During your meeting you will go over the plans for your new home, during this time you will make any changes to your plans, you will also go over placement of telephone and television receptacles, and finally you will make all color selections.
The purpose of your walk-through is so that we can assure that you will be happy with your new home. During the walk-through you will go through your entire house with your construction superintendent and discuss any cosmetic imperfections and how they will be remedied. We provide this service so that warranty call backs on your new home may be kept at a minimum. If warranty problems should arise each customer may complete the warranty request form, and our warranty representative will review the information and take care of all warrantable items. You will also receive a service request at the end of the 11th month after closing; this is to take care of any warrantable items before the term of your warranty ends.
